Tis the SEASON…fun, joy and unfortunately CRIME:

As many of you know this is the time of year when crime rates rise. We hear about it on the news and through our friends and family who may have fallen victim. It is even more prevalent in these hard economic times.

Tips on crime prevention this holiday season:
Always contact your local police department for more detailed ways to avoid crime.

HOME
• Lock all windows and doors in your home at all times, even if you are stepping out for just a few minutes.
• Keep blinds closed when you are not home.
• Change your routine frequently by leaving and arriving at different times.
• Always set your intrusion alarms even when they are not monitored by the police.
• When leaving home for an extended time, have a neighbor or family member watch your house and pick up your newspapers and mail.
• Indoor and outdoor lights should be on an automatic timer.
• Leave a radio or television on so the house looks and sounds occupied.
• Large displays of holiday gifts should not be visible through the windows and doors of your home.

VEHICLE
• Lock alls doors and keep windows completely closed at all times.
• Never leave your car running unattended while you make a quick stop or just want to warm it up from the cold temps.
• Never leave valuable items visible in your car (coats, handbags, wallets, CD’s, DVD’s, iPods, cell phones, jewelry or money). These are an INVITATION to become a victim.
• Avoid drive thru or walk up ATM machines when possible.

PERSON
• No matter where you are always pay attention to your surroundings.
• Trust you instinct if you have a bad feeling act on it.
• If you are going to be alone let someone know where you are headed, when you are leaving and that you arrived safely.
• Make copies of each of your credit cards front and back as well as your driver’s license and keep record in a safe place. This is extremely helpful in the event your purse or wallet is stolen.
• Never carry large amounts of cash or let others see you pulling it in and out of your purse or wallet.
• Try to travel in pairs or groups whenever possible.

SHOPPING

• Avoid driving alone or at night.
• Keep all vehicle doors locked and windows closed while in or out of your vehicle. Set your alarm or use an anti-theft device.
• If you must shop at night, park in a well-lighted area.
• Avoid parking next to vans, trucks with camper shells, or vehicle with tinted windows.
• Park as close as you can to your destination and take notice of where you parked.
• Never leave your car unoccupied with the motor running or with children inside.
• Do not leave packages or valuables on the seat of your vehicle. This creates a temptation for thieves. If you must leave something in the vehicle, lock it in the trunk or put it out of sight. However, keep in mind that especially this time of year thieves are watching parking areas of shopping centers and can still break into your trunk if they see you put valuables inside. It is always best to have the individual store hold your purchase until you have completed all of your shopping and are ready to leave.
• Be sure to locate your keys prior to going to your vehicle.
• Never talk on your cell phone when walking to your vehicle; you must always pay attention to your surroundings.
• Keep a secure hold on your purse, handbag and parcels. Do not put them down or on top of the car in order to open the door.
• Do not approach your vehicle alone if there are suspicious people in the area.
• Ask mall or store security for an escort before leaving your shopping location.

Holiday Shopping Safety Tips!

Shopping during the holiday season can present a unique danger. Taking a few prevention measures can help keep your holiday season joyous.

The holiday season is a time when busy people can become careless and vulnerable to theft and other holiday crime. The following tips from the Los Angeles Police Department Crime Prevention Section can help you be more careful, prepared and aware during the holiday season.

• Shop during daylight hours whenever possible. If you must shop at night, go with a friend or family member.
• Dress casually and comfortably.
• Avoid wearing expensive jewelry.
• Do not carry a purse or wallet, if possible.
• Always carry your Florida Driver's License or Identification Card along with necessary cash, checks and/or a credit card you expect to use.
• Even though you are rushed and thinking about a thousand things, stay alert to your surroundings.
• Avoid carrying large amounts of cash.
• Pay for purchases with a check or credit card when possible.
• Keep cash in your front pocket.
• Notify the credit card issuer immediately if your credit card is lost, stolen or misused.
• Keep a record of all of your credit card numbers in a safe place at home.
• Be extra careful if you do carry a wallet or purse. They are the prime targets of criminals in crowded shopping areas, transportation terminals, bus stops, on buses and other rapid transit.
• Avoid overloading yourself with packages. It is important to have clear visibility and freedom of motion to avoid mishaps.
• Beware of strangers approaching you for any reason. At this time of year, "con-artists" may try various methods of distracting you with the intention of taking your money or belongings.

Bernie's Girls!

Please join us to help give our adopted family a beautiful Christmas!

As most of you know each year the ContraVest FAMILY, Friends, Vendors, Residents, and Contractors all come together to adopt Bernadette Hanlon our BEAUTIFUL FRIEND and CO-WORKER to give her 6 daughters a Christmas they will never forget!

For those of you who have not heard of Bernadette’s story, she is a single mom with 3 girls of her own and less than 5 years ago her oldest daughter had a regular babysitting job to watch 3 little girls. Her daughter had an unexpected school event on the same night she had committed to babysitting. The girl’s mother’s name was Amy, that night Bernie offered to cover for her daughter by watching Amy’s girls in her home. Amy’s oldest daughter 13 at the time decided to stay home alone while the other girls stayed with Bernie. That night a turn of events drastically changed all of their lives forever. Amy’s ex-husband broke into Amy’s home tied up her daughter and waited with a knife for Amy to return. When Amy walked into their home she was brutally attacked and murdered in front of her 13 year old daughter. Luckily Amy’s boyfriend who was parking the car walked in just in time to save Amy’s daughter, he too was stabbed in the struggle and fortunately survived. Amy’s daughter’s had only one living relative a grandmother who was elderly and unable to care for the girls… Bernie took these distraught little girls into her home because they had no one. Their father was arrested and charged with their mother’s murder. Fast forward nearly 5 years, Bernie has spent countless hours fighting the system to protect these children. She spent numerous hours at trial to see that their father paid for his crime and numerous hours at doctor’s appointments for child counseling, she is proud to tell everyone that she was able to officially ADOPT the girls!

As you can imagine it’s a difficult job being a single mother of 6 girls! Bernie’s 3 girls have sacrificed so much by welcoming their new sister’s into their very small home. Amy’s daughters have suffered an unforgettable loss in the murder of their mom. No matter how difficult things have been Bernie has been the one constant in their life! Bernie is an “ANGEL” in every sense of the word!

It is our honor each year to give this beautiful and certainly deserving family a wonderful Christmas one that they will remember and cherish for years to come! Christin, Wendy and Darla will head up the fundraiser this year! We ask that you donate whatever you can--no amount is too small! We are asking for donations in the form of gift cards (Visa, American Express, Wal-Mart or Target), cash or personal checks. Cold Weather Tips!

Dear Valued Resident:


With the harsh winter temperatures rapidly approaching we would like to remind you of a few tips that will help you in your apartment home.


1. Test your heat now to insure that it is in proper working order. Place the thermostat on the HEAT position/Auto at your desired temperature. NOTE: It is common to smell a strong oder the first couple times you use your heat. This will dissipate shortly. If you have any issues please contact the leasing office to have a service request placed.


2. When temperatures drop below 32 degrees you must have your heat on at all times! This is not optional as your pipes could freeze causing extensive water damage. Place the thermostat on the HEAT position/Auto at a minimum of 55 degrees to avoid frozen pipes. If you have a faucet located on an exterior wall of your apartment home it is recommended that you leave your cabinet doors open so heat can get inside to prevent the pipes from freezing. In addition you should turn your cold water on slightly so that it trickles this too will help keep the pipes from freezing. NOTE: If you have a planned winter vacation it is imperative that you DO NOT turn your heat off while you are away! It is always good to notify the management staff that you are leaving so that they can check on your pipes in your absence.


3. Lastly, if you do not have Renter’s Insurance we highly recommend that you get it! Many renters do not realize that if their personal contents, their neighbor’s person contents or the actual apartments are damaged or destroyed due to water, fire or Mother Nature that the landlords insurance does NOT cover the damages. For example: If your pipes freeze and burst causing flooding in your apartment and into a neighbor’s apartment you are then responsible for not only your repairs and replacement but also for your neighbors as well. Renter’s Insurance is very inexpensive as it typically runs around $120.00 per year. This may save you hundreds of thousands of dollars in damages if something were to happen. If your neighbor were to cause damage to your apartment home and personal renter’s insurance would cover your belongings “if” your neighbor did not have any coverage. Please protect yourself!

History of Brandon, Florida

Brandon is a census-designated place (CDP) in Hillsborough County, Florida, in the United States. As of the 2000 census, the CDP had a total population of 77,895; according to the American Fact Sheet, the community had a population in 2007 of 90,470, which is an increase of 16.1% or 12,575 people.

Founding
Its history began on January 20, 1857, when John Brandon arrived at Fort Brooke (now Tampa) from Mississippi with his wife Martha and six sons. At first he moved his family to what is now the Seffner area. Then in August 1858, John Brandon, purchased 40 acres in the New Hope area (now Brandon). and 160 acres (0.65 km2) later on and then named his land Brandon. John and Victoria's house was located on what would become the corner of Knights and Victoria Street. Four years later, the New Hope Church was built on land donated by Brandon. Besides being the first church in the community, it also served as Brandon's first school.
After John's passing in 1886 and Martha's passing, Victoria, John's second wife he married after Martha's passing, took a leading role in the community. The community's first post office was opened in Victoria's home, when she became the postmistress.
In 1890, the Florida Central and Peninsula Railroad came through the area, encouraging the people of New Hope to build a depot on Moon Avenue. Victoria convinced a civil engineer for the railroad to survey the area and lay out a town site. He surveyed 40 acres (160,000 m2) and prepared a map, and Victoria named the town Brandon, after her husband John Brandon. The main land mark Stowers Funeral Home is a famous land mark in Brandon, built by John Brandon's son James.

Early 20th century
Since then, Brandon has grown in spurts, beginning with the first general store opened by Dan Galvin on the corner of Moon Avenue and Victoria Street. In 1905, a school was built on Parsons Avenue and Victoria allowed new teachers to board with her so that the new school would have a teacher.
At the time, Valrico began to develop as Victoria's son Lovic, moved there and opened a general store. Lovic and Victoria's other son, Mark, organized the Valrico Baptist Church in 1915, which later moved to Brandon and became the First Baptist Church in 1930.
By 1916, the community needed a large central school to house all of the area's students, so the Brandon Grade School (now McLane Middle School) was built on Knights Avenue to house grades 1 through 12.
The first Brandon census was taken in 1922 when the population was 100. In 1925, Hopewell Road became a 9-foot (2.7 m) wide, paved road and residents such as Clarence Hampton began building business along it in 1927. Clarence opened the first gas and service station.
During the 1920s, the eastern border of Brandon was Pinewood Avenue. Beyond that, was the Kingsway Poultry Colony, where chickens were raised during the winter to be sold in Ybor City. During the Great Depression, the poultry farms closed, and Brandon stabilized with a population of about 250 people.
Most local residents worked in the two orange packing houses in Valrico. The center of town remained at Moon Avenue and Victoria Street, where the train depot, post office, school, and grocery store were all located. For entertainment and everything else, the train to Tampa was the way to go, as only a few paved roads existed with most being dirt or shell topped, making the drive to Tampa very difficult.
World War II was an interesting time in Brandon, with little growth, but a definite edge as they had the food they raised on their farms. After the war, new businesses began to open again. A drug store and soda fountain at the corner of Parsons Avenue and Hopewell Road quickly became a popular teenage hangout. In 1950, Scogin's opened their famous variety store on Hopewell Road, and in 1953, Brandon got its first doctor, Dr. V. R. Hunter.
The 1950s were the beginning of the real growth period for Brandon. Yates Elementary was built in 1954, followed by Mann Junior High School in 1957. Brandon Grade School, on Knights Avenue, became the first Brandon High School. At the time, there were fewer than 100 graduates a year. In 1956, Hopewell Road was connected to Adamo Drive, which made access to Tampa easier, thus turning Brandon into a bedroom community. With commuters, came subdivisions, the first of which was Hill-Dale Heights on Kingsway Avenue. The Brandon News was established in 1958 as a one-page newsletter and advertisement for Scogin's clothing store, written by Al & Chris Scogin. Brandon's first honorary Mayor's race was held in 1959 and was won by Nat Storms.

Era of rapid growth
In 1959, the Brandon Chamber of Commerce was formed to help promote business and growth. By the early 1960s, Brandon's population was 8,000, and it was estimated that one new family moved into town every day. Brandon began spreading out into the bordering communities of Limona, Seffner, and Valrico; Hopewell Road became four lanes wide and was designated State Road 60. Soon, the town's first shopping center, Brandon Center, was built, and Brooker Elementary School and the Brandon Swim and Tennis Club both opened in 1965. In the next few years, Kingswood Elementary School, the Brandon Public Library, and many housing developments, shopping centers, and golf courses further fueled or reflected the influx of new residences and businesses.
By the 1970s, growth was causing traffic congestion, as approximately 430 commercial and service businesses, 3 malls and a population of 40,000 were all contained with-in a six-mile (10 km) radius.
In the mid 1970s, Hillsborough Community College moved to Brandon by holding classes at public schools. More indications of the increasing population were the building of Brandon Community Hospital and the Brandon Cultural Center (now the Center Place Fine Arts and Civic Association).
Brandon took off rapidly during the 1980s. Development of the southern area of Brandon brought thousands of new residents. On September 27, 1986, I-75 began to bring traffic through the Brandon area, dramatically changing the community and helping its population reach approximately 100,000 with over 2,500 business by 1988.

Description
Brandon's census boundaries include Interstate 75 to the west, Valrico to the east, Riverview to the south, and Seffner to the north. The zip codes that served the area are 33509 (P.O. Station), 33510, and 33511.

Geography
Brandon is located at 27°56′5″N 82°17′21″W / 27.93472°N 82.28917°W / 27.93472; -82.28917 (27.934651, -82.289078), which places it approximately midway between Tampa and Plant City and easily accessible from Interstate 4 and Interstate 75.
According to the United States Census Bureau, the CDP has a total area of 29.3 square miles (75.9 km²), of which, 28.7 square miles (74.4 km²) of it is land and 0.6 square miles (1.5 km²) of it (1.95%) is water.
Some of the neighborhoods within Brandon include Barrington Oaks East,Brandon Hills, Kensington Estates, La Viva, and Limona.

Climate
Brandon, like the Tampa Bay area, has a warm climate. Unlike Tampa and Pinellas County, Brandon's winters average 38 nights below freezing, and is cooler than Tampa. The summers are long and hot, and average 85 degrees; winters are cold and dry, averaging 62 degrees. Brandon, like the rest of the Tampa Bay area, receives abundant rainfall, as it receives 44 inches of rain annually. Brandon's winters sometimes have low temperatures in the 30s for more than 4 days while Tampa can have low temperatures in the 40s and 50s in that same period of time. The winter temperatures in Brandon are known to be in the low 20s at least 2 times a year, but the high temperatures can stay in the 50s and 60s for over a month. Although snow is rare, it occurs once every 10 years.

As of the census bureau's 2006-2008 American Community Survey, there were 92,512 people, 35,913 households, and 25,135 families residing in the CDP. The population density was 3,223.4 people per square mile (1,047.2/km²). There were 38,358 housing units at an average density of 1,336.5/sq mi (409.8/km²). The racial makeup of the CDP was 77.4% White( 61.9% non-hispanic white), 12.8% African American, 0.3% Native American, 2.8% Asian, less than 0.05% Pacific Islander, 3.2% from other races, and 3.6% from two or more races. Hispanics or Latinos were 19.1% of the population. [1]
There were 28,807 households out of which 38.1% had children under the age of 18 living with them, 58.7% were married couples living together, 11.7% had a female householder with no husband present, and 25.8% were non-families. 19.6% of all households were made up of individuals and 4.5% had someone living alone who was 65 years of age or older. The average household size was 2.68 and the average family size was 3.10.
In the CDP the population was spread out with 26.9% under the age of 18, 8.5% from 18 to 24, 33.5% from 25 to 44, 22.4% from 45 to 64, and 8.7% who were 65 years of age or older. The median age was 34 years. For every 100 females there were 94.0 males. For every 100 females age 18 and over, there were 90.9 males.
The median income for a household in the CDP was $51,639, and the median income for a family was $56,931. Males had a median income of $37,454 versus $28,935 for females. The per capita income for the CDP was $22,080. About 6.9% of families and 7.6% of the population were below the poverty line, including 5.7% of those under age 18 and 5.3% of those age 65 or over.

Known for being Tampa's premier bedroom community, Brandon boasts many characteristic establishments that have lasted over a quarter of a century. Brandon is known as the birthplace of Beef O'Brady's, a family-oriented bar and grill chain restaurant prevalent throughout the Southeastern United States.

Brandon is home to Westfield Shoppingtown (originally Brandon Town Center). The local movie theater is Regency 20. The community home to the official World Wrestling Entertainment (WWE) training facility for future superstars, Florida Championship Wrestling. Brandon has a Running Club called the Brandon Running Association. It is home to the Brandon Ballet company. Brandon is also home to the Florida Academy for the Performing Arts based at Music Showcase.

Labor Day is a United States federal holiday observed on the first Monday in September (September 6 in 2010).
The first Labor Day in the United States was celebrated on September 5, 1882 in New York City.[1] It became a federal holiday in 1894, when, following the deaths of a number of workers at the hands of the U.S. military and U.S. Marshals during the Pullman Strike, President Grover Cleveland put reconciliation with the labor movement as a top political priority. Fearing further conflict, legislation making Labor Day a national holiday was rushed through Congress unanimously and signed into law a mere six days after the end of the strike.[2] The September date was chosen as Cleveland was concerned that aligning an American labor holiday with existing international May Day celebrations would stir up negative emotions linked to the Haymarket Affair.[3] All 50 U.S. states have made Labor Day a state holiday.
The form for the celebration of Labor Day was outlined in the first proposal of the holiday: A street parade to exhibit to the public "the strength and esprit de corps of the trade and labor organizations," followed by a festival for the workers and their families. This became the pattern for Labor Day celebrations. Speeches by prominent men and women were introduced later, as more emphasis was placed upon the economic and civil significance of the holiday. Still later, by a resolution of the American Federation of Labor convention of 1909, the Sunday preceding Labor Day was adopted as Labor Sunday and dedicated to the spiritual and educational aspects of the labor movement.
Traditionally, Labor Day is celebrated by most Americans as the symbolic end of the summer. The holiday is often regarded as a day of rest and parties. Pressure Washing Schedule

Pressure washing of all buildings will begin Tuesday September 7th.

We ask that you please remove all door mats and door ornaments on your designated days so they do not get wet or damaged. Letters will be sent out to your buildings the day prior so you may prepare. The schedule will begin as follows:

Do I Smell Birthday Cake?



Of course we could never forget to give a Birthday shout out to all of our Furry Residents!! Here are some great “pet party” ideas, and don’t forget, our Paw Park is a great place to host a four legged birthday party!!

Peanut Butter Carrot Cake


Naturally sweet, colorful and flavorful, this cake is simple and easy to make. Great for Fall.


1 cup flour
1tsp baking soda
1/4 cup peanut butter
1/4 cup vegetable oil
1 cup shredded carrots
1 tsp. vanilla
1/3 cup honey
1 egg


Mix flour and baking soda. Add remaining ingredients. Pour into greased 8" round cake pan and bake at 350 degrees for 30 minutes. Let cool. Puree cottage cheese in blender for icing. Decorate with more peanut butter and carrots.

It is hard to believe that it has been two years since we completed the construction of Courtney Trace. We strive to make Courtney Trace a community that surpasses your expectations and meets your needs. In order to make sure the inside of your apartment home meets those same expectations, we will be conducting a preventative maintenance inspection of your apartment home. This inspection will take place Wednesday, February 3, 2010, between 9 am & 6 pm. In order to make this process as easy as possible on you and our maintenance staff, we ask that you do the following:
  1. We cannot schedule appointments. We apologize for this inconvenience, but due to unforeseen maintenance requests giving specific times is not possible.
  2. If your entry alarm is monitored, contact the office with the entry code to avoid any “false alarms.”
  3. Make sure all pets are secured.
  4. Access to all of rooms will be necessary.

5 Reasons For Renters Insurance

Attention Residents:

As you are aware, renters insurance is not required. However, below are 5 reasons you should consider investing in renters insurance.

1. Loss or Damage of Personal Property
Perhaps you don't think you have many expensive things. But when something happens to your belongings, you will soon realize that having to replace everything you've bought in your home is a major financial setback. Renters insurance assures that you will be covered for personal property in the event of theft or natural disaster.

For as little as $19 per month, you can get up to $30,000 in coverage just in case anything happens. Your home is your home whether you rent an apartment or own a house. Renters are just as prone (if not more) to accidents, damage, and liability as home owners. Just because renters insurance is not required by law like home owners insurance, that doesn't mean that you don't need it.

Rent Payment Policy

Dear Residents,

As a friendly reminder, we would like to reiterate our rent payment policy. As you are aware, rent is due on the 1st of each month. Any payments received after the 3rd are considered late.

If your rent is late….
  • A late fee of $50 and an additional $2 per day that the rent is late are assessed.
  • A late payment will result in the loss of your monthly concession for that month.
  • Any payments returned by the bank as a NSF are also considered late. In the event a payment is returned as a NSF, a $50 NSF fee will be charged. Please note, this is in addition to the late fees listed above.
  • After receiving 2 NSF payments per apartment, we will no longer accept personal checks and you will be required to pay in certified funds.
  • ALL late payments must be made in certified funds.
